Vacation rentals
Vacation rentals and property owners
Small problems before the next guest checks in.
Airbnb, VRBO, and other short-term rentals on the Central Coast. Also long-term rentals and small properties. I handle the fixes that keep a unit bookable: furniture still in the box, a dripping faucet, a hole in the wall, a door that won’t latch.
Text a photo. I’ll tell you if I can do it and about what it costs.
What I take care of
-
Between guests
Loose handles, sticky doors, blinds, towel bars, closet rods, a wobbly chair, a mark on the wall.
-
Furniture assembly
Beds, dressers, desks, shelves, outdoor sets. Built sturdy and level so the next review isn’t about a crooked headboard.
-
Faucets and small plumbing
Drips, supply lines, toilet seats, that fixture the last guest cranked too hard.
-
Walls and doors
Drywall patches, door hardware, strikes that don’t catch, basic touch-ups.
-
Odd jobs
If it’s broken or half-done and you need it handled before Friday’s check-in, text a photo.
How it works for owners
- Text the address, the unit name if you use one, and a photo.
- I tell you if I can do it and about what it costs.
- I come between stays when I can, do the work, and leave it guest-ready.
I work alone. No runaround. Same-week visits when the calendar allows.
Catch it before the review
Guests don’t write “nice stay” about a dripping faucet or a wobbly bed. They write the one thing that was broken.
Walk the unit between stays — locks, faucets, toilet, bed frame, blinds, walls. Ten minutes. If something fails, text a photo, the unit name, and the next check-in date. I’ll tell you if I can fix it before the next guest.
Free download: Turnover checklist (PDF)
Print it. Keep it in the binder or on your phone. It’s the repair pass, not a cleaning list.
Where I work
Based in Los Osos. Regular work in Los Osos, Morro Bay, Baywood, San Luis Obispo, Cayucos, Pismo Beach, Grover Beach, and Arroyo Grande. Text the address and I’ll tell you if I can take it.
What this is not
I don’t do full rewires, sewer/main-line plumbing, roofing, or jobs that need a specialty license I don’t hold. I’m not a 24/7 emergency crew. If the unit is flooded or the panel is hot, call the trade that owns that problem. I’ll say so up front.
Need a standing list for more than one property? Say how many units and what usually breaks. We’ll see if a simple check-in rhythm makes sense.
Request a quote
Photos of the job get you a faster quote. Mention it’s a rental and the next check-in date.
